DESIGN PROCESS
We have streamlined our design process into two clear and purposeful phases: Schematic Design and Final Design. Each phase typically takes approximately one month, providing sufficient time to develop the design thoughtfully while maintaining a focused and efficient workflow.
From concept to a refined and approved architectural design.
We develop the floor plans, spatial organization, elevations, building form, and overall design direction, guided by the client’s requirements, site conditions, and project objectives.
Up to three major design revisions are included, with the goal of achieving a frozen, client approved architectural plan that will serve as the foundation for the engineering design.
Our engineers are involved throughout this phase for early consultation and coordination, allowing key technical considerations to be addressed from the outset. Detailed engineering drawings begin only after the architectural plans are finalized and approved, marking the transition to the Final Design Phase.
From approved architectural plans to fully coordinated construction documents.
In this phase, the final architectural plans are prepared for blueprinting while the engineering team develops the corresponding structural, electrical, plumbing, mechanical, and other applicable engineering drawings.
Because the major architectural decisions have already been resolved during the Schematic Design Phase, the engineers can proceed efficiently using the approved plans as their basis. Key elements such as lighting layouts, fixture locations, plumbing provisions, and initial structural considerations have already been established and coordinated during the earlier phase.
As the engineering drawings are finalized, minor architectural adjustments may be necessary to accommodate technical requirements. These adjustments are carefully coordinated with the owner for approval to ensure that the architectural and engineering documents remain fully aligned.
The phase concludes when all architectural and engineering drawings are finalized, coordinated, and ready for blueprinting and building permit submission.
Should the owner wish to introduce major architectural changes at this stage, these may still be discussed and accommodated, with any resulting adjustments to the scope, timeline, and professional fees agreed upon accordingly.
CONTRACT DRAFT FOR THE DESIGN SERVICES
Presented below is the draft architectural and engineering design services contract, outlining the scope of work, responsibilities, professional services, fees, deliverables, and other terms governing the design process. Our goal is to establish clear expectations and promote transparency from the initial consultation and planning stages through the development, coordination, and completion of the project design.
